LEASING ACTIVITIES
The most worrisome aspect of owning a rental property is facing a vacancy and locating a tenant for your property. Tenant placement is a critical area in residential property management, as we would all like to find qualified people to occupy our homes. MANAGEMENT ACTIVITIES
Once a tenant has been placed, the more mundane activities involved with management come into play. Day-to-day management activities require both the "kid glove" and the "iron fist" approach. Rental properties never take care of themselves. Haley Realty insists that rents be paid on time. Chasing late pays and bad checks can be time consuming. Taking tenants' telephone complaints and solving their other problems, as well as making unannounced inspections to insure that proper care is being taken of the property, keeps our property managers always on the go.
Haley Realty provides the following services and keeps you, the property owner informed on a monthly basis:
- Collect all rents when due
- Provide monthly computerized income & expense statements

MAINTENANCE ACTIVITIES
We currently provide a complete, full-service maintenance company designed to respond to the needs of our property owners. Fully insured, we have competent pager-equipped mechanics on call 24 hours a day, seven days a week to repair the broken pipe, fix the leaky toilet, replace a shower wall, or repair any other of the myriad of things that can go wrong.
Quality work done at reasonable rates in a timely fashion sets Haley Realty above its competitors.
CHARGES FOR SERVICES
As an owner, you must maintain $400.00 in the Management Trust Account as an operating reserve.
You will be charged 50% per new tenant for lease preparation and move-in/move-out inspections.
You will be charged 10% of the rent collected monthly for management.
You will charged time and materials for maintenance done by Haley Maintenance Company. Any other contractor's charges for maintenance are as billed by the contractor.
Early termination requires a 30 day written notice and a fee.
